I might want to buy a website but I'm not sure if it'll be a good investment. The idea would be to use it for a PBN.

The non-WWW version has a TF of 10 and a CF of 30

The WWW (the version the website has always used) has a TF of 40 and a CF of 45.

If I buy the domain and set it up as WWW will the non-WWW metrics impact the results?

How many referring domains to each? If the non-www only has a few links it will only have a small impact.

It's just based on the incoming links. Small number went to non-www but majority to www.

Nope and It TF 40? I would buy that in heartbeat if I can get domain like that

Go with WWW without any doubt if the link profile is clean. TF 40 sounds really good :D

With TF, always check "http://www.domain.com" - The TF on "www.domain.com" is heavily inflated and I can sell you TF35 domain on www.domain.com for $10, so yeh, ignore that. For the total number of referring domains I use "domain.com". Still, TF is just a number, whether the domain is really worth it or not comes down to the backlinks.
