Local SEO Domain Name - in<mycity>.com what's a fair price in your opinion?

    So I'm looking at making an offer to buy a domain for my city that is "in<mycity>.com"

    Here are the facts.

    Aged Domain - has been registered since 1996
    PR 3

    The owner tried to build a horrible little city based directory on it. The internet archive shows me that the site has not hardly changed since about 2005 and looks like it was done in MS Frontpage.

    The Owner is the owner of a local computer shop.

    I really want this domain for my Local SEO business and I am thinking about approaching him to see if he will sell it for less than a million bucks.

    I don't want to lowball the guy but I'm not going to pay through the nose either. Obviously he is not seeing a lot of value with this site but to hold onto a domain like that for years and years he must have a dream for it or an idea that it's going to be worth "big bucks" one day.

    Problem is, from my perspective I know that it's somewhat valuable to me and fits into my current business plan. That makes me the worst person to set a dollar sign next to it. I would appreciate input from some of you.

    not worth to much in my opinion i own a few for my area and some were taken so i just did like incitynameherecity instead its just as good. if you think you can make it work though then I guess its whatever you think its worth its worth as much as the buyer will pay.

    Did you mean, for example,

    inlondonlondon.com

    Something like that?

    The thing I like most is that it's a really old domain and already has a PR 3 based on age with almost no "help".

    It pisses me off the number of great domains that are taken with people doing NOTHING with them Not even parked sometimes, or anything, just no page at all, or squatting. I hate it.

    Tonnes of great servicenamecityname.com domains are just sitting there doing nothing or being squatted on.
    I would need hyphens or something else Ridiculous.

    It's not just for SEO but for people to. in-city.com will work fine for SEO but incity.com is much better for clients and word of mouth.
