@bigvision I'm just going to add a few points that will benefit you in the long run and will prevent you from getting fucked over:

If you're going to do this, you want to have paperwork (hire a cheap lawyer) that states the exact business arrangement, revenue/profit share and duties listed out in detail (yours and your partner's). You should also know the exact location, real name etc. All the details of your partner.

You also want to find someone ideally from Canada, since you will be able to go after them a lot easier if they fuck you over. If not, the US is probably your limit. Any other country and it will be a wash tbh. Too hard to go after people internationally if they decide to fuck you over. Do not work with someone from India or somewhere in Asia or Europe, if they get greedy and sell the site there's almost nothing you can do.

You should have access to all the affiliate/ad accounts so you can see the money coming in yourself. That way you don't rely on someone's word for how much the site is making.

If your partner is investing money and they want to account for the profit split after expenses, you should have access to all the invoices and bank/paypal statements where payments are made so you can see what the actual expense is rather than relying on someone's word. You should also expense a portion of your content writing e.g. if a native writer would charge $3 - 4 per 100 words (minimum) then you at least expense $2/100 words so that comes out of the earnings and goes to you (if they expense link building costs for example). The 50% split should then be after all expenses come out. It is only fair then since good content is hard to create and costs a lot of money. It has to be a two way street.

Finally, it isn't hard to learn some SEO. If you know how to create good content (you understand search intent) then all you need to do is learn a bit of keyword research. If you have let's say a $300 - 500 monthly budget, then you can slowly build good links to your site and do everything on your own without relying on someone else and giving away the 50%. You can also look into buying a strong domain upfront for around $1500 - 2000 and then not have to worry about any link building at all provided you know how to research keywords and write good content.

Good luck and be selective in who you choose to work with.
