Hey folks,
I'm here at the behest of a friend - well, more like strong request. He's been posting about his journey as a new RE agent so my plan is to kind of imitate what he's been doing. He ought to be so flattered.
I started my RE journey a couple of years ago when I started attending our local RE investor's meetings. With no money to invest, but a curiosity for how people make beaucoup bucks in REI, I attended the monthly meetings with my husband or a friend and soaked up info when and how I could. About six months ago, my now broker messaged me asking if I'd be interested in taking some evening RE classes to get my license. It worked with my schedule, my hubby was supportive, so I took the classes and found myself on a raging unstoppable waterslide into the world of Real Estate Agent. Sometimes I think back on my first interview with my broker - when I asked him, all wide-eyed and innocent, "I'd love to do this part time for now, do you think that's possible?" He laughed a bit and said, "Anything is possible!"
Well, I guess he didn't flat out lie to me. But wow, this career has been just absolutely all-consuming. It's not bad though, I'm enjoying myself! Anyway...
Licensed this past fall and now have one offer under contract. Which was actually quite a surprising turn of events! Allow me to explain...
I met this lead at an open house I volunteered to host (note: volunteer for all the $350k+ open houses! I got so many solid leads). She was thinking about making an offer but was kicking tires and picking out everything that was wrong. I volunteered to send her listings that were kind of like this house, and she agreed. I took her around to a couple other places but she just wasn't ever thrilled about any of them. Finally, we looked at a cute little home in a decent neighborhood that had amazing landscaping and the coolest little craft/art studio/shop in the backyard. I could tell she liked it, but she still maintained that air of "meh" about her. Once the showing was finished and we stepped outside, standing next to the little lawn statues of a buck and doe (which she refused to name upon my suggestion of the idea), she declared, after giving the yard a final once over, "I want to make an offer."
Shock, surprise, excitement, elation, confusion, nervousness and all the emotions flooded my little newbie realtor soul! Immediately I said, "let's do it!" and we were rocking and rolling. I wrote up the offer and it was accepted less than 24hrs later. I got the call from the listing agent while sitting in the office with my mentor/trainer and started jumping up and down. Gosh, guys, I'd like to ride that high for the rest of my life.
After talking with my mentor about why I was spazzing out, he laughed and said, "You know, I hesitate to say this, but in today's market, that's almost a bad offer."
But hey, I got it accepted. And I now consider myself the queen of real estate negotiations. Please send me all your questions and I will freely give of my knowledge and expertise (lol).
Anyway, I might get into the little details of that contract because thinking about it, it really was unexpected that they would just accept it, with no counters or anything! But I feel like this post might be long enough, so... stay tuned
