Is SEO for a brick and mortor business in a certain location a lot easier?

I am planning to do SEO for a friend after I teach myself as much as I can. He owns a brick and mortor restoration business in Long Island, New York. I am wondering if this would make SEO generally easier than say an E-Commerce site since I will be pairing keywords with specific locations. Another words, I would work on SEO for phrases such as "Long Island water damage" and "Long Island mold remediation" as opposed to just "water damage" and "mold remediation" - I'm not trying to compete with the entire world. So I guess my question is, does ranking high become a lot easier when pairing keywords with locations?

Yes much easier. Also, if there is a physical location for the business you should optimize for Google + Places. With some video, Web 2.0, and social you could actually dominate the entire first page in Google.

Of course, there's less competition, usually. Just make sure that you are looking at the right keywords for the right place, they may change across regions, states and towns. The only big problem you may encounter is that there may be a good SEO already active in your niche. That would be unfortunate, make you work hard, but it would also be a great learning experience!

Well, you have a lot to learn.

First you need to do some keyword research. You have no idea what terms to target or the competition for these words, without it you cannot even start. Take for instance "long Island mold remediation" gets 16 exact searches a month. "Mold remediation long Island" gets 73.

Without keyword research, you will target only keywords you think people search for.

    To your questions:

For local businesses SEO is entirely different, and it is much easier to rank. You do not rank a local site like a national or global site.

You will automatically target the national keyword by targeting a geo modified local keyword, and you will always target the singular if you optimize for the plural.

What you cannot do is match a phrase out of order.

"Long Island mold remediation" and "mold remediation Long Island" are a match only across the broad match, and this is not the best way for small businesses to do things.

Also, think of the amount of traffic as a representation, not an actual number. Locally, you will get matches when someone searches for a national term even when you are targeting only the term with a local geo modifier simply because the IP address will geo target some of the results for you.

I understand what you're saying that the keywords reversed are searched more and should be optimized accordingly. I was only using "Long Island mold remediation" as an example. I haven't done any keyword analysis yet. Can you explain what you mean by "a match across the broad match" and how it's not the best way to do things?

It is off course easier then ranking for it worldwide (so without the the local location). But it still might be hard enough based on how many of these companies are present locally AND aiming for the same keywords.

Yes, and with citations from Yelp, Manta, BOW Local, Google+, Yellow Pages, Insider Pages, etc etc etc, you will have not only great backlinks, but each of those listings can rank and draw traffic. So research those as best you can, go through and properly set each one. If no one else in that niche and location is doing any serious SEO, it will be a piece of cake for you ;)

My bad, I thought like most people I talk to, that you were proceeding with what you think is a good keyword instead of doing the research.

I flubbed the keyword statement by adding that comment about broad being not a good idea.

    It was actually two thoughts.

In general targeting a keyword across the broad match when keyword researching is a bad idea. This statement has nothing to do with the two keywords being discussed. I should have separated the two statements instead of jumbling them together.

What I meant regarding the keywords is that in the above example, the two phrases are neither exact match or phrase matches for each other. Instead of deciding which to target, I would target both of them, but on different pages and in phrase match on these pages.
