I did some loooonggg keyword research and found a great niche with low competition. Keywords CPC are $20+

The thing is these keywords are having less than 500 monthly searches....is it worth my time to build and rank sites around them?

If you can easily rank it, yes.

If you get 1% conversions at $10 a click of 250 searches, you paid for the domain, hosting, and content in a month. Not hard to see a ROI.

If you can find other KWs in the niche which are easy to rank and bring in traffic and money, you can be on to a huge winner.

Heck, if you do not want the KWs I will be glad to take them off your hands. Check out competition first. Sometimes low search and long tail can be high competition. If you are positive it will be easy (No one else targeting those KWs) you will make a profit in no time.

Thanks. Found one with 3000 searches at $22CPC.

And a bunch of other keywords in the niche. I'll give it a shot and let you know....if you wanna help me with some sites. Hit the PM. I'll pay for domains, hosting, and help with some content and SEO.

Two minds are greater than one...just hit the PM.

No need to split earnings. If the KWs are that easy make your money. It sounds like you found something great. Do not share it with anyone as that WILL give you competition. No matter how 'trusted' someone is. If you show someone a super easy KW which makes $20 a click and has over 1K searches, that is free money. People would be stupid to not steal the niche.

Just try it out, and if it works make your money. Just remember, if you found it so will another SEO eventually so strike while the iron is hot.

If the KWs really are easy consider dropping the money into an aged domain with some power to it already to make SEO easier, and put the KWs on the same domain. This could be an auto pilot money maker and authority site which does the heavy lifting for you.

No I wasn't talking about splitting the earnings on this site.

I have a few sites I'm too busy to work on...also how can I find aged domains to buy? That would be related to my niche?

From my experience with AdSense I'v never been able to get anywhere near that advertised cpc. If your planning on monetizing via Adsense I would not count on high cpc's for a long term revenue stream, If your able to generate revenue via third party platforms such as affiliate marketing or selling advertisement place to business's in your niche -- That would be much more viable in my opinion. Good luck!

Might as well put the keywords on hold or let someone else do it for you. Calculate your opportunity cost. Will you make more money by working on your other sites? Or if you make more money by ranking these terms with such a high CPC then perhaps you need to consider giving up the other sites.

Just a matter of ROI. Think about it.
