Convinced that with people who know how to market and a big budget, you can break into any niche.

Try to find something more specific to focus on within those niches though. Instead of religion/conspiracy, maybe focus on "plastic conspiracy", for example.

You'll have to test for yourself before you can truly determine the profit you can make. Niche matters a lot less than most people think.

those niche seem a bit out there - you need to figure out the size of the market face and what products people in those niches are spending money on.

If keyword research shows lots of searches for things in that niche that aren't too high competition, then you should be able to make some profit.

I try to stay away from niches like these... unless you are setting up a viral site, these niches are not easy to monetize.

What is a viral site? i know its hard to monetize with those, there isn't any product to sell related to these.

Hahaha.. Dude, of course all of these are promising. These are the very reasons of Human Suffering. People will be interested to read more but you have to make sure it is OC as well as the hot areas to advertise it so that readers come to your website.
Although IMO you'll have to break it down a little more to be more specific

people monetize viral sites with native ads like taboola, outbrain etc. Bored Panda, 9Gag, ICanHasCheezburger, Upworthy, Distractify... these are viral sites.

Very true, you need a huge fan base to make money with niches like these. For regular folks, I'd recommend other niches/business model... ecommerce or selling info products are easier. Even selling services are easier. Just my 2 cents though.

Native ads are basically customizable ppc ads? like a better adsense. I heard you can contact directly the advertiser instead of using a network and customize the ad as much as you want.

Yes, native ads is pretty close to adsense, embed codes on your site and ads get show up. Taboola and all those big name companies don't take anyone, you need big traffic to get in. If it's a new site, try content.ad they take new site with zero traffic.

I'd pick religion and sports anytime and mix that with controversies, that should viral the content very quickly.
But since it's controversial, you may need to be a little more careful, as you will be drawing flak most of the time.
And if you are a person that can't stand the flak, perhaps can skip the controversy part, but that would be less viral in the process.

Sports will be my pick from this. One of my friends has a website targeting only Cricket and it is doing really well. Religion will always be profitable but you need to be very knowledgeable or have an experienced writer.

    Magic the gathering?
People are getting out of that mess because Wizards keeps fucking up. I wouldn't start up anything in that space.

    Esports?
Well what are you thinking? Are you going to go game or league specific? News site? There's a lot under that one umbrella term. What do you want to do in the space?

Probably news, along with guides, strategy analysis and maybe a calendar about upcoming tournaments. I wrote a hs ebook once, maybe i can offer that for free in the opt-in, i still need a good way to monetize such sites.

How often are you looking at traveling to events and how are you planning on differentiating yourself from all the failed e-celebs that try to get into the esports scene?

There's a lot of losers and hucksters flocking to the esports world, which makes it harder to stand out.

esports is definetly worth it. It is already HUGE in asia and starting to become more mainstream in the west, however in the next years that will change. Esport will become mainstream in the west by the mid 20s.
