I want to create some passive income properties and start up costs are not a big concern.
What would you do that you can ramp up quickly?

"Success leaves clues" and if funding is not an issue then find the best mind related to what you're PASSIONATE about and follow the steps of a startup that's already successful.

Without passion or something more, people loose focus and drive once a few obstacles show up.

2cents...

I would just invest as big as possible into a high dividend fond/ETF.

If there was no limit on investment I would build an apartment complex in a city where it is years on a waiting list to get an apartment.
I want nothing to do with real estate, and looking for something my son in high school can do to avoid getting a shit job and something he can own.

You can start an add agency that target celebrities

I'd use a combination of social media affiliate linking and YT content creating. But that's because I like doing that. It's easier to do something if you actually enjoy doing it.

Easy. Open several YouTube channels.

If money is no issue, Result is no issue at YouTube.

Buy land, lots of it. Build new developments, both residential and commercial.

Open up a crypto to cash business locally.

Source cheap gift cards for crypto like amazon or whatever other regional electronics retailer buy hot items that have good margins locally, sell them in the second hand market. Add % on the crypto to cash trades.

Would build a small team, and seek out premium domain names not just .com but also .ai (Purchase them for fair reseller prices, still so many available)

Get a bunch of marketplaces built that are innovative, crypto payments, and so forth.

Take a huge loan against these domain names, purchase more, and invest those funds in XYZ.

The domain name world has so much opportunity left, Sedo still has a design from 2002, and Godaddy with Afternic controls the entire market and takes insane commissions.

If funding is not an issue, you dont start up anything, as that is where all the risk is.

Instead you invest in multiple businesses that are already generating revenue.

I will be crapped on for saying this, but I like Codie Sanchez and how she goes after boring businesses. Here is the shortcut if you want to look at some of what she is talking about and not watch some boring stuff.

Start up money is no issue, I don't mind seed funding something for my son to work on rather than get a shitty job in high school.
