I sold digital goods for a few months last year and I talked to PayPal about it and if the buyer files an "Item not received" complaint you have no chance of winning the case. I agree though, you would be much better off using a bank transfer.Pretty sure PP gives protection now for digital goods.
Also OP friends and family can be charged back as well. Don't be mistaken.
If it's a big sum why not ask for a bank transfer? It's the best way in my opinion.
If you are however adamant on using PP, than perhaps your best option would be sending an invoice with conditions in it and if he accepts it he can't refund, BUT if he is a scammer there is always the chance that he might do an unauthorized charge.
If it's $500+, use escrow services.
Otherwise it's just a risky situation, that's why you want to be selling multiple accounts if you plan on doing this, not just one.
