I need a financial statement thats says at least 500k in assets...

    If anyone can help me it would be you guys. I have a client of mine that is looking for a financial statement showing his investments at over 500k Problem is he doesn't have this but the deal he is doing is just asking for some paperwork. So I am wondering if anyone knows where I can get some paperwork that states this. If you just have something I can photoshop great. it can be from any company... schwab, etrade, scottrade, etc.... I would really appreciate the help. Thanks in advance.

    Pure, unadultered fraud.

    Man, why do you want to be part of this faking an official document and using someone else's logo could get you some serious jail time, if not a giant lawasuit. Use some common sense and boot your client.

    just lease a POF, usually they charge a percentage of the amount that needs to be shown. Rates are as low as 1% of face value in some cases. So like $5k for a month he will pay to show those assets.

    financial statements are not official documents. there is no "de facto" financial statement form. each one is different. you can make your own and it will be legit at face value, but if you say you have $220k in a cd, it is only proper that the bank and account number be listed. you must also list debts as well as assets and in summary make a conclusion of "net-worth". i've never seen a financial statement that wasn't bullshit. anyway, its not like a credit report, some people even write it down with a pen and fax it in with no letterhead. schwab, b of a , jp morgan chase (those are not financial statements), a financial statement would be a summary of those - usually completed by your cpa.

    thetvnun is correct. What you need is a POF provider who will in essence place funds into your account with a SWIFT block on then so that you may not use them obviously. Then it will be under your name and with your account etc... the only issue that arises then is if this person who is requiring this is going to look at "source and season" which would mean they ask "where is this from and how long has it been in your account" then you're kind of screwed. If its just for asset verification though you can get away with using a funds provider. They will charge fees for every month you need to use it because of the obvious opportunity cost of them not having it invested. It is a much better route than faking an asset statement.

    Another option is to get a letter affirming or implying you have a line of credit of 500k. Some RE investors approach a hard money lender not to actually get their sky high interest loan, but to get a pre-qualification letter saying they are good for receiving 250k or 500k in financing (obviously, secured by the equity of real property, but the letter doesn't have to mention this detail). The investor then is able to shop the letter as proof that they have the access to capital needed to close a good deal.

    This kind of letter is plausibly not fraud, since the investor can access the money and perform if a deal surfaces that supports the terms of the financing. If you can't get someone to sign off on an asset statement, this may serve as adequate replacement documentation.

    In most cases an attorney escrow later will serve the same purpose. Write one up with a nice letter head and sign it yourself!

    Hey guys, Thanks for the replys but I am just looking for a statement that someone has from a stock company schwab, etrade etc... that i can photoshop for this guy. I checked on-line and havent found anything useful. If you have one lying around you can take all your info out and I can photoshop the rest. i would appreciate it. Thanks

    If he has close to $500,000, he could slightly overexxagerate the value of his assetts such as land, equipment, etc.

    I don't suggest that though because if he's looking for a loan or partnership, usually they will hire an auditor to look over the books and inspect the assetts.

    He is not going through a company. he is going through a private guy and he was talking about finance and said he had about 500k in investments. The guy said do you mind showing me some paperwork and he said sure. So he asked me if i could help him. Thats all, this isnt a bank loan or a venture capital company. Like i said if any of you have a statement from your stock I just need a front page I can photoshop. Thats all.. Thanks again

    Falsifying of documents, conspiracy to commit wire fraud, conspiracy to commit fraud.

    It may not seem like a big deal now. Until you get caught.

    Overstating returns and getting other investors is basically what Bernie Madoff did.

    With such a snarky remark, how can I not reply.

    First of all, I'd like to state that BlackHatWorld.com is a forum that finds loopholes in the internet marketing system to make money. BlackHatWorld.com is not a vehicle to promote fraudulent felony activities.

    Second of all, I'm trying to help you, jackass. The economy is still very bad and unstable. Chances are his business or investment will fail, as most do. Whether it's a company or a 'private guy,' your client is still legally obligated to pay back his loans. Say the business or investment fails and the lender looks at your clients equity and realizes that they were way overstated. Assuming criminal and civil lawsuits against your client, if he had a decent lawyer, he would claim his client knew nothing about this because he had someone else, you, prepare the financial statements for him. The lender will go after you as you were 100% responsible for the preperation of the financial statement. The lender, who probably has top notch lawyers, would prosecute you to there full extent, both in criminal and civil court. Also, your client could come back and also sue you in civil court.


    I just have to ask, is up to 30 years in prison and hundreds of thousands of dollars in fines really worth it?

    I have a bunch of them as I used to be in the financial services field... a bunch from NFL football players too... would I share them.. not in a million years.

    It's not just that you could have issues and that your client could have issues but te person that would offer that to you could also have issues.

    I closed a deal on a 31 MM piece of property and that guy had some really cool financials... again, sharing is not caring in this situation.

    Wow, I am sorry I asked at this point. I am not looking for a full financial portfolio. I am just looking for the front page of a financial statement from any financial institution. It can have a full statement of 8.00 for all I care..

    We all know prison sex is the best why try the rest.... duh.
