Get a full backup of all your website files on your host and also the MySQL Databases if any.
And ask him to make a godaddy account and forward the domain to him.
    Simple. :)

Tell him to sign up for HostGator. They will transfer the site for you.

If the buyer has an godaddy account, just push the website to his account.

For hosting, just export the sql file from the database (phpmyadmin)
zip the (theme+other files like plugins etc) and send to the buyer.
if it is a wordpress blog, just export thexml file using the export options.

go to phpmyadmin, use the export tab on the top and click 'Go' to export the sql file.

if it is wordpress blog, go to wordpress dashboard, use the export option and get the xml file.

use ftp, download the theme and other files, zip them and send to him

I find this menu in hostgator : Full Backup. Should i generate full backup and than download it ?
"A full backup will create an archive of all the files and configurations on your website. You can only use this to move your account to another server, or to keep a local copy of your files. You cannot restore full backups through your cPanel interface."

Go to your Hostgator cPanel and there is a backup option.
Or simply get live assistance at Hostgator and they will tell you strp by step guide,

Thank you! We were about to sell a PR2 too but i think its not worth for 70$. I think you have to pay for flippa auction to, so the earnings are about 50$..

The easiest way I found to transfer files:

Create an FTP account with access to only the folder which is for that domain. He can now login at his leisure, download all the files and upload them to his host. This way it only takes you 30 seconds to give him access and he can do the rest.
