Similar to Dave's advice. Why don't you populate a forum with some forum yahoo API tool like ICO-Content or vumpost, edit the footprint tags and try to sell it? :p Get a catchy template and you should be good to go if you "fool" the right guy. Just an idea... The time taken to make this thread and type all the replies and read them you could've setup a Youtube Campaign?

If you want to make some cash you can try out paid surveys. I don't mean that you will get alot of $$$ but I think in your case every little bit counts.

save your cash on hand, invest it in your business/online, and then buy your house next year when you've got more cash and the market's hit rock bottom

if your struggling for cash now, you'll feel really fucked a few months from now.

I second that. They are trying to dump the house before the bottom of the market really falls. I would wait because no matter how nice the house is. You will be able to find a better one cheaper soon. Save the money and dont go out on the limb. They tend to break, especially caring around the weight of credit card debit no money and a new house.
What about the extra money for the new services, insurances, taxes. Then what are you going to do if after the second week the sewer line breaks or the water heater explodeds. Im pretty sure your smart but i saw you said "big jump from renter." Ive been there and if that limb breaks its a long fall.
 
You should try and make money off of affiliate product lauches a couple of weeks before thay go online. All you have to do is find products that some big guru is about to lauch and put up a couple of web pages about the product with your affiliate link in it on sites like Squidoo, HubPages and Blogger.

Doing this will almost gurantee that you own the first page of Google for the product keyword and will bring highly targted buyer traffic to your sites when the product officially launches.

Houses are money pits!

Tax advantage == are you fucking kidding me, your tax return will pay to keep up your house.

Weekends == fughettaboutit. You'll be spending your weekends from May til October mowing the lawn and raking.
 
I already bought the house and will be moving in on the 2d. Like I said before, my monthly payments are actually lower then I was paying for rent. So it should work out ok after the first month. I'm just in the hole now because I used all my savings and pretty much all the cash in my checking too, all for the move in cost.

Once I get a month's worth of income in the bank I can get back in the groove of things. It's just trying to figure out how to make those CC payments on time this coming month that was worrying me.

I'm selling most of my stuff too so I'm crossing my fingers that will pay off the credit cards for me.

I know it may not be the best move to buy a house when you don' t have any extra money a left over, but since I couldn't qualify for a regular mortgage my options are limited, and this seller was willing to finance for me. Beggers can't be choosers I guess.

Thanks for the survey suggestion. I've actually signed up to those sites already but lost interest when the offers didn't approve for me. I'm going to go back and give it another try. Every little bit helps.

Samlorn, that's a nifty idea. I'll have to look into that too!
