how to sell non-monetized sites?

I also have few MNS want to sell but those sites are not making that much with adsense even if i am ranking on the first page for multiple keywords.Can anyone suggest what should i do to increase my revenue with those sites so i can flip them for good money?

The website with no or too little traffic can worth something if it has something unique like a custom made design or lots of high quality content.
