that way to much.. with right tools maybe 30-40k not more. can be less with decent domain.

It's not too much. Ranking top10 for these kind of keywords can bring a LOT of money for the website owner so it's definitely ok to charge 100k for this.. I'm pretty sure if you ask any webmasters ranking top10 for these keywords how much they pay monthly you will be close to 100k IMO.
