How to find a "GOLDEN" Long Tail / SEI keyword? All factors?

    I've looked around the forum a bit and didn't really find a verbatim answer to what I was looking for. I'm looking to hear from a few masters here what's their master "check-list" of what identifies something as a good quality Long Tail Keyword in modern SEO. In this question, I am asking in regards to ranking for high paying click Adsense keywords, for when people click on my ads. (What I mean by this is if there is no adsense/cpc value to the keyword than I am not interested in ranking for it)

    In this question, I am only looking for untapped / non-high competitive keywords.

    Would anybody be able to produce a "master" list of their "go-to" research items?
    (I'm not implying the ones below are accurate just a list of examples)
    • Ideal keyword should be minimum $1 in Google Keyword tool
    • Ideal keyword to have < 80,000 searches in google
    • The ideal keyword should have had a.) no wikipedia link on front page, b.) YouTube video on front page.
    • Ideal keyword should have no stop words
    • Ideal keyword should have low competition rating in Google Keyword Tool
    This post is not asking "how" to find long tail keywords but rather all the combination of information & identifiers that make it a high paying keyword

    Majority of people stick to one or 2 tools at most to check results.

    I do use another couple of tools which can find good / great keywords, based on cpc, search, difficulty, commercial intent to whatever criteria I set it to.
