How much would you sell this site for?

    I am looking to sell one of my websites and want to get some opinions on what I should ask for it.

    The site is
    Code:
    http://seodirectorys.com/
    Its a PR2 with Alexa Traffic Rank: 122,283

    It averages $1.50 - $2.00 adsense
    According to Statcounter it is getting 500-650 visits a day.
    It has 24538 backlinks according to yahoo

    I have check some website worth sites and I am getting anywhere from

    $8k to $12k, but to me that just sounds like a thrown together number and cant see how they differ so much.

    I am going to be putting it on flippa soon and just wanted to get some insight on what I should list as a BIN or starting bid.

    Any insight would be appreciated.

    I do not think you can get more than $400-$500. Those online estimators are not worth much :)

    If it is $1.50 to $2.00 per day, that averages out to about $50 a month so you I agree with tomksoft, you can only prolly get about $500 for it.

    Yes. Normal counting is..

    Adsense earning/day approx *365 days. ;)

    So 500-750$ With the right buyer, maybe up to 1000$ :)

    That what I thought, You take the monthly earnings and multiply it by 12 and that should give you a rough estimate.

    I do have a few people paying $19.95 a month for a front page feature listing. But couldnt tell you who or how many. I never really investigated it much.

    I am worried that multiplying it by 12 is still too high. It might work for bigger websites, but it's not the case.

    I wouldn't pay more than a $1,000 for it unless you've really got a foolproof plan to boost its traffic (earnings).

    Ya, I wouldn't pay anywhere near $8,000 for that site.

    I read meathead's posts and his advice was to go with a price for around 3 month income. Which in your case is 150-200$. I think you can sell it pretty fast if you ask for 250$. For the sites that are bringing over 5k a year, it's around 6-12 months of income. I have never seen someone selling a website for a full year income though. Final selling price average is usually around 50% give or take.

    Why dont you pm him? I am sure he will share his opinion if he has time.

    I think the worth will vary by person, just like beauty is in the eye of the beholder.. I paid a TON for a site, and its worthless, but the name is good, but has a very small niche

    why would anyone sell their site for 3x monthly revenue only, it does not make any sense. Unless they cheat and they know the site won't earn anything close to that after month or 3..
