how much to charge for website?

    I am going to give you all the numbers i think are relevant. if there is any other numbers you need, let me know.

    suppose i have a website at #1 position.
    keyword tool says 500 searches per month.
    I expect 20% conversion rate. so out of 100 people that visit the site, 20 will purchase.
    one purchase = $4000 in profits


    I dont have the item, someone else does. I am just renting out the site. how much should i charge for this site as my monthly fee?

    You must have the best LP in the world to expect 20% CR on something yielding 4k.

    well, it's a theoretical question. at this point i dont have the site, I am just researching.
    I think the $4000 was an inflated figure, maybe it's more like $1000
    ok, lets decrease the conversion rate to 5%

    Let's not be theoretical at all in that case - let's be realistic:

    Position - 3 (generous)
    Conversion rate - 2% (maybe)
    Profit per sale - $500 (if that)

    So 500 searches per month gives you 50 visitors.
    2% conversion gives 1 sale
    1 sale = $500.

    A lot more likely than the $1 million per year you are spouting on about.

    I'd say you'd be able to rent the site out for at least $50 per month

    You will never make that money with one position. I don't know what you sell, but it's hard as hell to get such a high conversion.

    The valuations depends on many criteria, age and consistency of the business/profits matters the most, (example:) if you have making around $10k/month for 2 years straight then you can easily sell your website for anywhere around $300-500k.

    How do you know that this website is getting $4k/sale?

    I mean do you have valid source which proof your earning? if so this website can be sold between 200-500k.

    He doesn't. He is making the numbers up.

    He started with $4K profit per sale and in the next post he changed it to $1K profit per sale.

    Same as the conversions - he started at 20% and in the next post he changed it to 5%.

    It's all fantasy
