Unless your site is making minimum $50-$100 a month, I doubt anyone will want to buy it.
show me your site, then I will decide
Why not just say 'tell me your niche so i can steal'
The general consensus is that sites sell for at least 10x the monthly revenue, due to the low income you would be better selling the sites as a package deal on flippa.

First of all,you will need proof of revenues of at least 3-6 months to get anyone interested.

I personally would give it a least another 3 months as your adsense is showing growth, whatever you are doing keep it up.
Once your adsense settles I personally would ask for 20X the monthly profit instead of 10X as long as everything is legitimate and family friendly.

Looking on Flippa those sites where they are brand new with grossly inflated earnings potential seem to sell OK, good copy lots of so called freebies in terms of plugins and people rush to buy them.
Sites with moderate earning like your tend to get very low offers and hardly cover the cost of listing. Seems better to sell before thier is prooof or if there is good income.
Maybe you can keep and build then get good PR use them for link swaps or getting links as they will grow if you keep reasonable content on them. Even allowing content full of links will grow PR etc and give some value to linking with them.
