    1) 4keywords
In quotations it's provided 106,000 results
    intitle:26,400
    inurl:13,400
    Competition: Low
    Avg CPC: $0.39
    [Broad]: GMS:74,000 LMS:60,500
    [Exact] GMS 2,900 LMS 2,900

    2)3 keywords
In quotes it provided 975,00 results
    intitle:34,500
    inurl:35,800
    Appx CPC: $1.02
    Comp: Low (0.07)
    [Broad] GMS: 201,000 \ LMS:110,00
    [Exact] GMS: 14,800 / LMS: 14,800

Would these be good keywords to build a niche site with? (Used google keywords by the way, won't be revealing name of keywords)

    -Much appreciation, Em.

On first one CPC feels little low, if your planning to do adsense site, go for high CPC keywords.

You may want to run some 10 top search term analysis in a tool like Keyword Blaze to see just how tough the competition is in the 10 top and how easy it would be to outrank those sites because i've found the google keyword tool can be misleading sometimes, also the CPC on your main keyword is rather low at $0.39, though i guess it depends on how you plan to monetise :)

Those two were the best I could come up with in like 3 hours, finding a niche is the hardest thing, kinda feels like they have all been done

it is really hard, but if you have a little bit of cash spare you can outsource it, Cyberzilla does some great deals on keyword research and his results are top notch

Well, for the first site I saw it had low CPC, but I wanted to TRY and make clickbank revenue off it. My first website will probably fail though xD

the search volume it's really low, you'll need a very good conversion rate

Should I only be looking at keywords with low competition? Or should I look at medium too? I'm really confused on what to look for, actually.

I only have simple basic ideas.

14,800 local monthly search is low? Most niche sites aim for 1000 LMS...

Or am I totally off base here?

My first key phrase seems like it would be more popular than the other though, but it's weird how the second one gets more exact searches..
