Got a Dentist's website on the first page of G..

    7 months ago I was creating a website for a dentist in a town I know, I had finished the site completely like a legit dentist site (with fake info, didn't want anyone suing me). I did it because I thought the town was easy for SEO.

    I didn't contact any dentist because I moved into other stuff and completely forget about it. Now the site ranks in the first page and I could easily rank also in the 7 local spots.

    Not sure how to move now though.. There are only around 13 dentists in the town and a couple already have a website ranking in the first page, and only found another 1999 type site in the other pages.
    In the 7 local spots there are those 2 websites already ranking and then the other 5 are just there and haven't even been claimed.

    I want to sell this site + the Google places spot that I can easily rank. The town gets an average of 50 monthly searches on the keyword 'dentist town' and CPC is 2,62€.
    When I first created the site and did some SEO work I wanted to sell it for 1000€ but now I know about sales much more.. and even one customer for a dentist is worth much more than that.
    If there were like 50 dentists to contact I would do the job but since the are only 13 and 2 already have their first page rank..so they are all very very very valuable to me and can't afford to lose them all.

    I was thinking of doing cold walks and just bring my laptop and show them the site, the ranking, the 50 monthly searches etc. and try to close them.

    The problem is getting past the receptionist though if it is a smaller town you might be able to. If I were you, I would try to find (or guess) the email addresses of the dentists and send them an email about the site. Make sure you mention you are local. Then I would try calling a week later to follow up. After that I would walk in and try to speak with the dentist. Even though the 2 dentists are already on the first page, they still may be interested in doubling the number of sites on the first page so I wouldn't rule them out completely.

    50 monthly searches is kind of low to be able to sell it for a nice sum.

    This is just my opinion, and I don't have that much to go off of. I designed, created and SEO'ed a Bankruptcy Attorney's website, so I assume that's a kind of similar. You just need to pitch it to them but focus on the potential value of each customer. Yeah, it only get's 50 searches a month, but let's say the top spot gets 35% of the clicks and 5% convert. That's .875. You may think well shit, that's a joke, but when each client is worth over a grand per year, that's a healthy return for the dentist.

    Also mention brand recognition and how holding the top spot in Google implies trust and professionalism.

    Pitch it to him at a few grand. He can always say no and you can lower the price or you can negotiate a monthly deal to see if the website would be profitable in which case he would surely purchase it for an inflated price.

    Throw some teeth whitening CPA offer on there if you can't sell it.

    Ok...couple of questions:

    1. How can they sue you?
    2. Why would you sell the site...just sell the leads?

    I would sell something along the lines of "exclusive advertising" at $300 a month to a dentist.

    I have sold Miscellaneous ad spots to Dentist before and the only advice I could give would be to avoid them at all cost. Every dentist I have worked with was anal-retentive as it gets.

    I always wanted to tell them, "look you bought ad space, not magic algorithms that brings all of the city into your office in one day."
