if you think all of them are old then the only option is to go for premium themes. you can easily find a lot of them.

Just take an up-to-date theme and modify it to suit your own needs?

Grab a nulled Themeforest or other premium theme. There's very few niche specific templates that are regularly updated and most changes only take a basic understanding of CSS (if that, more and more advanced control panels are available). You could go with a framework which have the most current releases, but that usually takes more raw skill to edit unless you do something like Pagelines or Headway.

The other thing you could do is consider outsourcing the work to be completed - check out odesk for example (there are plenty of freelance work sites that you can find on G).

I use a lot of the Elegant themes for my niche sites...originalexe has the full share in the downloads section...I just find them intuitive to build and they look good
