Getting an apartment(in US) with no offline job and bad credit?

    What kind of deal does someone have to do, to get an apartment in the United States but they don't have any job, and they have bad credit. But they have alot of money saved up and earning several times more then what the apartment costs.

    Most of what I seen it makes it seem like they disqualify people with bad credit, but I also heard that the ability to pay outweighs the credit.

    If you have money saved up, offer six months rent up front and then continue to pay monthly from your first month on, so that at the end of six months you've paid a years rent in total.

    I ran into a similar issue about 5 or 6 years ago, and making that offer quelled all of their concerns immediately and actually put me "on the top of the list" of applicants.

    Usually, you can show them affiliate earnings, average income, and or give them a larger security deposit. You will find that some places are easier to get approved then others. Really it's all about their specific management. I remember when I was looking for a place some of them did not even want to look at the fact that I had my own business because they don't allow people to work from home in their apartments. But, on the other hand you will also find some great places that are accepting of the fact that you are an internet marketer and will look at your earnings.

    I don't do internet marketing or have any seo clients, I get money from affliate programs. So I dont have a business,which is what they dont want because its not zoned for business.

    If you run into a problem of being "zoned for business" while looking for a place to live you should talk to your local city/town coordinator/zoner/whatever. Most places it only has to be like that if you have frequent traffic (ex: customers/clients walking in.) Working from home with no one coming to your place should almost never require that.

    Show bank / financial statements and you're good usually but it really depends on who's in charge. Last place I moved into I was approved same day by showing a few recent customer payment receipts I printed out from PayPal.

    Be able to show that your income exceeds rent by 30%+ and I don't think you'll have any issues getting a place. My wife was a property manager for years and she routinely worked out deals with people that had weird income sources because they were able to....

    I wasn't really thinking about that, but that is probably what the guy before me had the issue with. They probably were thinking it was an offline business where people come and go. I really doubt any apartment is going to complain if someone is coding their own website in the apartment or day trading etc.

    So a thread asking about how to work out a deal to get an apartment when you have bad credit and an online based income source is not useful to BHW? I can't believe someone negged repped me for making this thread when it is useful to probably many people on BHW.

    Back on topic,

    Its probably best in the long run, that I am basically forced to do a deal like crazyflx says, because I will be 6 months ahead of rent, so If something happens and I lose income(such as a method closed or new google update) I won't be panicking trying to increase it.

    I already live here, but moving to a place where I can get much faster internet and increase earnings, while I wait on some documents to move to EU.

    NYC is the most overrated city in the United States, Why would I spend thousand on a small old place,when I can get a mucher newer and bigger place and verizon fios,close to a nice beach.

    Its a horrible city to move to for IM, the cheapest apartment in NYC with verizon fios is $2500 a month and is only 431 sq feet. I can get a freaking at least 1300 sq feet apartment in FL for the same price and with verizon fios. And when you compare size and costs I can get a 30% larger one for around $550 to $600 per month with Verizon fios in FL.

    Sacramento isn't too far from the Silicon Valley but it is a lot cheaper. However it is pretty boring and the weather sucks compared to the Bay Area...

    I have my own projects and either Florida or Texas is the best option, learning more towards Florida right now.
