With either of these two - no sale !
 
I agree, if you provide fake, you will have trouble later on :)
 
Lately, buyers insanely are getting less and less picky. I think the publicity that the industry has got has sent a flood of newbies in who are happy to part with $1000 for a site without seeing proof of income or traffic first!

If you intend to sell again and again, the OP has it completely right - stand out by providing accurate info upfront.
 
I have found out that also some sales for $200 worth website, the buyer wants to see stats and real sales/ click/ subscribers from the site, which is important, cause you know the buyer is a real one.
