Does a Forum add value to your flip?

This post is a two part question. 1) Do forums add value when you flip your website? 2) Is the time and effort to maintain an active forum with the money you can make from its Ads and flip?

I have a website that has good traffic. I'm already ranking #1 for multiple keywords. It's a blog site and many of my recent posts are receiving a lot of comments. I was thinking about creating a forums section so people can discuss the topics.

How much value, if any, does a forum add to your website when you try to sell it? Are forums worth the time and effort for the money you can make from it?

In my experience, a dead forum will hurt the value, but a forum that's jumping with activity can help, depending on the buyer.
