Buying Website through Escrow

Hello I have question about buying domain with content.
I read their help page about this and I have a question. https://www.escrow.com/domains/domain-name-with-content

Point 4 "The Buyer accepts the website - When the buyer indicates they have possession of the website the inspection period begins. If the terms of the escrow agreement are met, the buyer accepts the website on Escrow.com."

Because seller cant write what he exactly offer as a content and what he include there. If I buy domain which is established website/business. I can refuse to pay if website dont work, real statistics are diffrent than sended screnshoots etc?

Correct, you can refuse to pay. However, the exact deliverables should be stated in the terms of the transaction.

I checked how looks like seller side and when I make a transaction in escrow. I cant write exact terms of the transaction because I dont see any space of this
