Buy or Build?

    Hey guys...long term reader, first time poster. Lots of great info here so thank you to all of those who contribute. My question is...what are the benefits/risks of building vs buying an established site? I have some cash to spend...approximately 40k, and would like to invest in a few sites to provide more passive income than my current career (real estate investment). I do have some experience in ecommerce (I managed a small real estate lead generation company for a while). Which do you prefer and why?

    Building mostly is just time (and some money) Buying is all about due diligence. There's a guy here who handles flippa transactions, I don't think you could go wrong with those guys. I think if you search for flipping enterprises you will find them.

    Zen has said it best but if you buy a site you are usually paying a year of the sites income (so if it were bringing in 400 a month expect to pay around 4800). But there are many many ways a person can fake this information so you have to check their page rank, traffic social media presence etc. I am pretty sure meathead is a website broker so maybe he can help you.

    But before all of this you have to know how to run a site, update it, use social media, get/make appropriate content etc. If you do not know these basics you will be throwing money into a black hole. I would recommend start out small and just build your own website. Keep it and maintain it for a few months to get the basics down and try to rank it for keywords (probably the most important bit in terms of just using appropriate onsite seo, if you get enough traffic you don't need to do anything else as your audience will do it for you).
