Best Monetization Strategy for Rank and Rent Website in X niche

Hello everyone,

I’ve recently developed a Rank and Rent website focused on the window installation niche and I'm exploring the best ways to monetize it. I’m considering two main strategies and would love to hear your thoughts or experiences on which might be more effective and how to implement them.

  1. Monthly Rental: I’m thinking about renting out the website on a fixed monthly fee basis. Considering the average ticket size for a window installation is around €300 for example, and my site is attracting about 40 potential clients per month, would it be reasonable to charge €250 per month for renting out the site? How do you usually calculate the rental price in relation to the average ticket size and the traffic or leads the site generates?
  2. Selling Leads: The second strategy is selling the leads directly. If you’ve gone this route, how do you effectively sell and price your leads? More importantly, what methods do you use to track the leads to ensure that the client is billed accurately for valid leads only? Any tools or software recommendations for lead tracking would be greatly appreciated.
I'm quite torn on which direction would yield the best return and maintain a steady income. What are the pros and cons of each approach based on your experience? Additionally, if there are other monetization strategies that have worked for you in similar niches, I'm all ears.

Ideally you must have a knowledge about the average ticket of the market you are going for rank and rent services. When you sell leads not all leads are sold the same price. Not the same a repair than a full windows installation for a new house or a renovation.

It's true that monthly rental is easier to deal with but here you must check the approximate cost of a CPC and the number of quality visits you have (more or less with GSC you can approach it). Is not the same a visit to one of the random articles you have written, than a straight query to "window installation lenxington ky" for example. So if you for example, as a rought estimate, you get 500 visits monthly for such keyword, which happens to be sold on google ads at $10 per lead, then you can potentially charge $5K for the rental. But you obviously cannot sell this at the same price as ads, so you might go a little under, like $2.5K or $2K/mo
 
I do lead Gen IRL so that's the route I'd go down. You can increase perceived value too, by connected leads to Slack or a custom app that connects to your clients phone and creates a cha ching sound effect like Shopify does. Clients love this.

+Charge even more if you call the leads yourself and just charge per booked job
 
Try to find a broker for your leads. Depends on your country but for example pest Control have a lot of brokers for selling /buying leads.

Else rent it out first until you are big enough to setup a sales team. Sales skills are so important if it comes to business like this. People underestimate it I think. Business owners receive a lot of Facebook ads with texts like “do you need leads? Test 20 leads for free”. They receive it also by email and some even by phone en traditional mail. This are media buying leads but the avarage business owner don’t care or even know where his leads comes from.

And setup up a good sales team is very expensive. Especially if you
Focus on the non-eng GEOs.
