I wanted to know if someone could tell me the reason I would use a "mobi" domain name. Will it help me with rankings on mobile devices? Any help appreciated thanks

Nope. Unless your niche is mobile phones and related tech I wouldn't bother. Even if it was then I probably still wouldn't unless the domain was memorable or just looked good

No benefits from my point of view. .COM is the way to go (if possible).

There are no benefits in using any of the TLD ccTLD . Content matters

.mobi TLD is old and especially for mobile browsing website. If your niche points to the website that relates to browsing more convenient in mobile than desktop, then you can use this TLD. Otherwise, don't go for it.
