How many hours do you expect to spend on the website?

I'd use joomla, plenty of easy to set up real-estate extensions, Wordpress is good, but for professional web-design for certain things I would't use...again though its up to you.

As far as price, depends if you have to manually upload everything for all the homes and what not, or if you just need to make the shell so they can use it than there would be a big difference. Decide a general amount of hours you are going to put in than estimate it off of that.

Find out how much he plans to make for it. For instance how much his average sale is and how much it makes for him. Then work according to that not according to how much time it takes to make it. Remember it took you a long time to figure out how to make that fast in a few hours so charge for your time appropriately.

Real estate websites are a special deal all by themselves. 250 pounds doesn't even BEGIN to cover it.

Do yourself a favor on this one: RESEARCH - find a good established real estate website specialty company, and white-label their services. Then charge 50-100% more than they do.

I don't know about the UK market, but maybe one of these US based providers would work, or find something similar:

the absolute top of the line, they charge us$6,000-$15,000, but they are awesome sites:

    Biggest program in the US:

    interesting white label program:

Honestly, 250 pounds is only enough for a mini contact site, you say this guy has money - go for it - he's not looking for cheap, he's looking for results!
