I know of a way to get some great listing for Estate agent keywords, and I know I can sell the houses if they are listed on my site.

Does anyone know of any program where the agent will pay a percentage of the house sale, or a good flat rate commission per sale?

All the ones I have researched only pay if you manage to make somebody list their house on the companies website, I do not want to do that.

    Hope this makes sense!
    Cheers

    Hi,

I worked in estate agency for about 6 years, I don't know if you will find many/any that will offer anything that you are looking for. Most are happy with promoting their houses on their own sites, rightmove, findaproperty etc.

The only thing you could try, is to target some local estate agents in your town and setup your own scheme, and roll it countrywide it if does well. Bear in mind, the NAEA already back a scheme doing this (or did 3 years ago), and it is not very successful - not many agents were keen on signing up, and the ones that did never paid out the commission for referrals on getting listings or sales.

You also have the issue with agents not wanting to manually list their properties on portals, they use software such as Vebra or GMW which automatically updates their accounts on the support portals - unless of course your happy to list hundreds of properties, photos and descriptions for each agent yourself.

You will also have difficulty in finding out whether a sale was due to the lead finding the property on your website - the agent could use a clause that stipulate the lead has to be NEW to them (and most agents have databases of applicants going back years, whether they are actively searching for property or not), and the property could of been viewed on their own site, rightmove, local advertisements, for sale board etc - I think you will have a hard time getting your commission if a genuine buyer found a property through your site, contacted the agent and viewed/offered/purchased.

Not to downplay your idea, I think it's good, but thought I would offer my advice.

OK Cool, Thanks for your input, its very valuable.
I know for sure that I can outrank these in the SERPS using Google Places.
So my other option is to outrank the big players in each city/town, then cold call the small players and sell either 1) My site to them, or preferably 2) Rent my site to them for a monthly fee.

Thanks again pal - I shall continue to see what twists I can put on my original idea

Yep, very few agents actually bother with their sites, most rely solely on Rightmove etc. The site rental is a great idea, don't forget you need to look at integrating the site into their existing systems to allow them to upload their properties without hassle.

    Good luck on your venture.
