If you are able to rank local keywords, say something like hairdresser in florida (just an example), just rank a website for a few keywords that local businesses are after. You can then 'rent out' your website to them.

Before the last google update I obtained (don't ask me how.) a PR 5 and PR 6 link, with a few PR 0-2's. Got me straight to PR 5 while the domain is not even 2 months old. So yeah, High PR backlink = higher PR for your website.
