I'm curious the direction that you took to get it that low off spot. I've advertised and all sorts of stuff to find stuff below spot, and got it pretty often in 2012-2014 for 30%-60% of spot, but never that low.

You're right for the most part, and those societies are USUALLY investor groups. I finally joined one and they THROW deals at me, most of the people are older and they don't want to deal with it anymore, but are quite happy to tell you a good deal.

Answer : they didn't. The sure stagnated , but nationwide decrease really didn't happen.
