Can't make good website

There can be multiple reasons of this condition:

You competitor is using the theme but with different demo installed.
Your competitors is using customized version of same theme.

Go check if your competitors theme matches the design of the official theme purchase/download page the often provide theme previews. If both are same (your competitors and yours), then there must be a issue of setting up the theme, check are you using cracked version of the theme (if yes then you may need to check wether the cracked version is actually complete or not).
And it also depends which page builder are you using, mostly theme use elementor, it may require elementor pro to use have full functionality and design of the theme.
