I have a fully custom coded escort website for sale in Australia. It's not some cheap template but a high end build that has everything escorts need like Scarlet Blue... it also has full seo applied and a CMS where you can easily build out new pages like suburbs which seo added automatically.

The site comes with a domain with 400 referring domains, all adult niche and its growing as time goes on.

The site has around 90 visits per day and 1400 impressions currently

This is not ranking for low quality search terms like a cam site but massive profit words like Brisbane escorts and Sydney escorts...

If you can get the site to the top of of page 1 then those sites are making like 300k a month....

I am wondering how much the site is now worth to sell as its the perfect opp for someone to come in when 90% of the hard work is done.

The site took us about 1 year to build and is built to handle 100k visitors a day!
 
@Conor234 the 300k/m upside won’t really factor much unless it’s already ranking and making money. Buyers will value it off current revenue, rankings, backlink quality and how clean the domain history is, not what it cost to build.

90 visits/day with 1400 impressions is still early stage imo. If no revenue yet, you’re probably selling a strong asset/build rather than a business. Could be anywhere from low 5 figures to higher if the RD quality is legit, keywords are sitting close to page 1, and the CMS is actually solid. If it has paying advertisers already, then different story.

Best thing is show GSC screenshots, Ahrefs/SEMrush, current keyword positions, domain age, backlink samples, and any revenue. Without that, people will just discount the “potential” pretty hard.
 
Especially with the existing referring domains and niche relevance. I’d say the current traffic, rankings, backlink profile, and domain history would all be important factors in valuing it.

as a websites buyer/seller i get many of those 'IFs' it is worth what it is currently making multiplied by 12/24/32 depending on the buyer if no revenue it can sell for the traffic but 1400 is not really that much so in the low hundreds
 
@Conor234 custom cms is actually a tough sell sometimes. most buyers prefer standard frameworks like laravel or even wordpress because they don't want to hire a specialist every time they need a small tweak or update... if the code isn't documented well it's a headache.

the real value here is probably just the domain and those 400 RDs, assuming they aren't just spammy comment links or scraped directories. if the backlink profile is clean and actually adult-niche relevant, that has some value to someone looking to skip the sandbox. but yeah like the others said, without active cashflow or verified local traffic, it's just a starter template on a decent domain. you might get low four figures from someone who wants the head start but don't expect crazy numbers.
