Wow, theres a lot of kinds of referrals when you think about it! Client/Vendor/Recruitment....

To collect some fees for referral in my state you need a license, sometimes even another license to collect that fee! Maybe Ill get my MLO/Insurance licenses going again for this, if there is enough volume to earn 1/3 from referring to a pro in the industry of the license. If you think about it you can earn POSSIBLY more on referrals than the service because of time factor(s). You would need some serious transaction volume and ROI though, high ticket.

Ill get to the point... A evergreen method seems to be to create a referral group, like Benjamin Franklin had all those years ago.
Make meetups and invite vendors of H.T. local services to the local Winchells for a box of donuts, thats the plan Im having!

Do the math here. You can set rules like 1 person from every industry, then someone else will want to weasle in, so its probably better to go by niche. 1 mortgage broker, though 1 reverse mortgage person may be allowed too. Trade referrals, set reciprocal if the numbers are off and track inbound referral leads. They are said to be the best leads.
Once a month, thats it..

P.S. : When you own the system other people use its more responsibility sure, though you gain more benefits. Would you rather own a niche FB Group that gains followers, or continue labor methods to earn the equivalent of a meager salary? I dont need to lecture anyone, you all know life if full of CHOICES! Lots of people dont get it, they would rather stay "safe" in a job that doesnt pay, even before gaining skill. They are not informed, growing a book of business is the way to go in the long run if you know what you are doing. Most dont do anything, they would rather slouch & watch a video.
Consumer vs Producer/Creator/Seller; who wins? Given that most people are impulsively driven, I think you see the result! Do legit business and dont chop their dollar, theyll be back then for repeat business or refer you to their friends.

Referral networks can be extremely powerful when everyone involved benefits the challenge is creating a structure where people stay active and provide real value.

Exactly, I think perhaps because of the different costs and profits involved in each service that a reciprocal may want to be set, possibly held up by a written agreement. This is also where the tracking helps. You do not want to send 4 referrals for big service and get back one single small referral in return.

Good Idea.
I want to build a referral network with you.
Maybe we can get a lot income.
For local mainly, the meeting at the donut store is a key draw - for the donuts.

I can imagine there may be some services to refer in and out from other countries, other than student hosting/sourcing agent/Visa travel places not too many are coming to mind.

You are there in Japan? Cool. I tried buying some import collectibles from there before though I think the communication got lost. Theres products you can only find there! Think canned whale meat (cant sell here in US) or limited edition toys.

The main vendors I'm talking about are vendors that take party to a real estate transactions in my state, in USA. There are said to be 40+ parties to each housing transaction from the termite guy to the home inspector, mortgage banker/broker etc.

clear terms from the start prevent problems later and make the referral system work better for everyone...

From your idea . I knew you are talent.
If you invest, you will succeed.
What do you do?

ago.
Are you American? Good!
where do you live.
I have never been to America.

Yeah, I'm in California, it's OK for the scenery and some other things. Maybe I'll move some day to across the Nevada line. Learning Spanish/German now though Japanese is tempting to begin learning with all the anime you can put subtitles on.

Hawaii used to have lots of Japanese, been there 8 times. Los Angelos and Bay area have Japan towns too in my state. The Japan I say this because many Japanese restaurants here are secretly run by Koreans/Han. My family used to host students in oceanside town.

Once more comfortable you can explore out further. Some places here you don't want to get lost in, many homeless now compared to years..

What do you do?

I'm growing lots, soon more with more funding for a high ticket sale. I'll be upgrading lots, have LTD Collection and some skilled. I've bounced around many methods via courses in my 20s while everyone else was playing around.

So just keep growing my business. Launch 2nd then maybe settle down and leave each child a house plus business.

It's hard to find good people here now imo, not to bash my country or anything but people used to be honest here! Now all fat bloated with blue hair nose ring, tattoos, body mods and criminal records (1/3rd my state)! I just know people ask me loans before and never paid back 1$, none of them. Then when they hear you have money they ask for 1k loan or something. Seems like many problems everywhere, even communism is growing in USA? Crazy

I didn't follow up with student I met though my sister may still talk to one or two from Japan.

Im German/English/Celtic American here and now the system seems worse. They don't treat whites well now, but that's the sickness here. I see it, they never treat certain people good. No German language teachings in school and conveniently brush over our history, like they don't even teach what happened to Germans before/during/after WW2. Look at a map and all can see loss of Prussia. That is ethnic cleansing they ignore. Many arrogant Americans haha.

I dated Chinese before, it's very different culture from US. Japanese are more fair business wise and polite. Many people here love the Anime.

4th Gen. Real estate salesperson. Analytical background with valuations, Bachelors degree and digital marketing skill. (:
Worked in factory 7 years+ and vested a pension for when I'm older.

Have tested many systems. Now automated ones with AI I'm building with my next commission check.
I just stay busy, keeps me out of trouble.

Maybe we have same work ethic.
I also like being busy. I am focusing on soft development online.
I have no time.
Do you know programs?
I love my job....
I always believe if I am satisfied with what I do and good at it, Great result will follow me.
This is just important part for us.
what about your opinion?

I have a Python AI chatbot coded software application in the Microsoft Store. A niche industry suite that has almost 50 features and took 5 months+ to complete. Basically all the features are buttons on a main menu. When everything is updated, the scrapers for leads will work though theres also 10 profit streams built in as upsells. People do lifetime or SaaS (Subscription), well with mine its SaaS low cost subscription then they can buy what they want as upsells.

Seeing low views right now 30 views, 8 installs. Once I put it in 2-3 other app stores that hopefully multiplies. Then I do cold email outreach (Gsuite/+Connector|Reoon/Github Validator|Data) and have it in a newsletter offer too.

Also working on a card game for which Ive tested 150+ hours and am working to get patent on here for copyright protection. Utility Patent normally is $8000 though I found someone who MAY be able to do it for $1100. This app has been started though with C# in Unity Engine (for games). Imported some sprite images for the card face/back.
Then add table like casino, pay table for credits, Splash>Load Screen>Login/Register>Game. Has some things to be worked out. I want to add a leaderboard. Ill perhaps be able to launch the application for the game with "Patent Pending", have to check.

Yeah with ADHD its even more true for some because of hyperfocus. That happens when I like something like marketing/valuations or business models. One thing about working nite shift for years is my sleep is off, sometimes I skip a nite of sleep entirely.

Maybe we have same work ethic.

You are so fantastic guy!!!
I really respect what you built. What stands out to me is that you are not just creating software — you are thinking about the business model, SaaS revenue, upsells, distribution, and customer acquisition.
From my perspective as a software engineer, the technology side is already a strong foundation. The biggest challenge now is not adding more feature, but focusing on positioning and reaching the right customers.
a product with many features becomes powerful when customers clearly understand the specific problem it solves. I would focus heavily on identifying the ideal customer, improving the message, and building repeatable acquisition channels.
I also think yourAI bot platform has stronger immediate business potential than starting multiple projects at the same time. Getting one product to traction can create the resources and credibility to build bigger ideas later.
Your combination of industry experience, marketing knowledge, and product development mindset is interesting. My strength is building scalable software, AI systems, and technical architecture.
So I explained my though based on my experiences.
above all You have to care about your health for your family.
I think ,everything depends on health.

Sorry . would you give me message again.
Because my mistakes , Now I can not see it.
Sorry...

Thanks! I've been lurking here since 2008 or before, with this account dated 2019 as its creation. Helps when you have a decent foundation to build on. I figured if I could learn digital marketing I could sell anything, then I saw in the courses they leaned heavy on software. I made a decision to buy lifetimes on all my needed tools, have 65+ now licenses from $39-1500 each, I started buying these even before I left the factory. People thought I was crazy. Very few of my software are subscription, some of the core ones like Hosting/Domains and more.

Marketing (++Software) + Business Model
My goal is do digital marketing and HT services then turn the dollars into real assets: business operations (perhaps commercial) and rental properties. Rental portfolio can be good if buying right, for the long term. My family used to have 12+ housing units before the 08 recession. Part of my success is that I type/handwrite business income goals list every day since 18 years old, I have 3 regular lists and a general one for tasks/todos. These are most handy I found for me. The top 3% of income earners all have a life plan, lists are good.

I made a move from ocean to inland and my costs sank 1/4th of what they were prior. Never live in a tourist area unless you have money yourself, not just your families haha.

Sure! I will PM you for more proper introductions.
