Apartment and other rental niche site

So I heard once these listings for apartments got views crazy. I seen people doing local apartment placements for bucco bucks in a major city in another state. I got a short 2 word .com and and trying to find a theme, I have one paid real estate one though need a plugin, api or scraper script solution.

The method I'm getting from GPT, there's licensed and affiliate possibilities.

I have $25 or more in Adsense can't get out unless $100 so I may plug it in for a while if the ads aren't stupid again.

Tenant pool I can do lots with. Network with investors. I don't know about application fees and that fluff though a rent to own offer may kill it. Going for it on a county level. Have a network of lead Gen websites taking up Hostinger space rn.

I have to disclose on the site on every page my license etc. Then you need worry about SEO and all else.

Anyone in this niche? I can pass any license test. Making commercial offer chain now for my B2B funnel(s).

My state has new software tax. That's 10% more than I would have paid if I waited, for my lifetime collection.

Right now I found I own Estatik Pro Plugin version for WP Websites. Using this instead of the Premium because of issues with "Rentals" category and availability of MLS feed (from AIs word). I already have an IDX so this one cant cost me too. Manual rent listings sound tedious, I need automations.. Though this is fine for testing.

GPT/Claude didnt like the scraper ideas either due to TOS. I maybe have to get in tight with a few management companies for listings then will come the tenants with some advertising. License helps.
Found a couple themes possible on ThemeForest.

Making a Py Video Production feature that can tie the photos into videos. Followed with some classifieds and group posts plus SEO/Push. Then interlink all my other websites with this and sales webinar.
Since I write out my methods known daily I see similarity in video, websites, google business, social media and more because they are passive web assets. Then you have the phones and email for outreach. Rest seems to be offline methods. All my automations Im tying into a menu inside application for all who subscribe to benefit from, in my niche.

AdSense on a rental site leaves most of the money on the table - the traffic you're describing is pure lead intent, and a lead is worth a lot more than a display click. In a lot of US metros, apartment locators and property managers pay per renter lead, and "renter looking in X area, this budget, moving next month" is exactly what they want. Put a short multi-step form on the listings (move-in date, budget, beds, area) instead of just running ads and you're capturing something you can sell, not renting eyeballs to Google. The landlord/investor side is even better - property management companies pay well for owner-with-a-vacant-unit leads. Line up 2–3 local buyers who'd actually take those leads before you scale traffic, so you know a lead is worth $X to someone the day you turn it on.

The niche works but the whole thing lives or dies on the listing data, that's the real bottleneck, not the theme. From what I've seen scraping the big rental portals gets you blocked fast and their data isn't yours to republish, so most people running these either partner for a feed or go hyper-local and collect listings manually in one city before scaling. I'd nail one metro with real listings first, a thin nationwide site with scraped data ages badly and won't rank. What's your plan for keeping the listings fresh, that's usually where these die.

I can make a call to some property management people, they have good need for tenants from my future "tenant pool" for placements. There was a guy some time selling a course on these placements, but the way people should do it is get the license for full fees.

I generally try NOT to do Adsense because you still have to manage the ads and for peanutes. For example I had a Hydroponics niche site and they put diaper ads from them all over it with Adsense to the point my site looked stupid. Felt like someone was screwing with me somehow.

Yeah scraping seems against the TOS on the listing sites now, different from an old guide mentioned like I used to have.

So what I found was I could use Estatik Pro + WP All Import ($1300 Lifetime) and RentCast ($29/MO for 100 listing pulls). A little surprising, though the setup especially the WP All Import plugin can be used for other purposes if things change. The cost seems a burden, though it may act as a barrier of entry for some.

Got the best domain for this on a local level. Force register on my sales IDX I turned on recently in the settings. This new rental IDX, is still an IDX which explains all the costs before advertising.
I hear what you mean, manual work is a pain, so I look to automate an made the deletion of old listings a mandatory feature of my setup.

I have small book of valuation business in the form of paid reports, though it is very small income. One high ticket sale amounts to 100-150+ of these. Theres a number of ways to make money with a license in my state from SaaS, FB Group Paid posts to sales/referrals, commercial B2B and other profits to be had.
