Bought an apartment, what would you do?

So I bought an apartment which was supposed to be ready by the end of last year. It's still not ready, but it's almost done.

Today I went to see it, and it's all good, except there some glue or scratch on the front door. And it's only on my door, all the other doors on the same floor are fine.

So I send a message to the developer, the person who sold me the apartment, and I tell him about it. He tells me he's skying, and gives me the number of the main worker who works on the building site, and tells me to tell him about it.

And so I'm kinda pissed. I didn't pay $60,000 fucking dollars to be calling anyone. I'm busy too motherfucker! If I wanted to call fucking construction workers I'd build a house, or buy an old apartment and fix it up.

So do I call the worker guy and deal with it, or do I tell the developer that it's not my job to do that, and he should take care of it?

It's like say you buy an article from a top writer, and then you ask for a revision, and he gives you the email of his editor and tells you to contact him so he can fix it. Doesn't it make your fucking blood boil?

I may have been better off buying an older apartment and then fixing it up.

Get some whisky and write down a list of all the stuff you found not to be right in that apartment, then go to the contructor and tell him you will sue him if he doesn't deliver everything as promised.

Yeah... I don't live in a very well organized country. I could sue someone, and the case could last for 10-20 years. Maybe not, maybe yes.

But this door thing isn't something to sue over. It's just the principle.

My customers pay me, I work. I save money. I pay you, you work.

But you don't have me do any work on what I paid you to do! You can't do that! You son of a bitch!

Here's some advice for yall.

If you ever buy an apartment in building phase, make sure to get an exact deadline on when it will be completed. And then demand to put in the pre-contract that if the apartment is not finished by that date, you get paid X amount of money for every month that it takes after that date.

If the person selling you the apartment refuses, walk away. He's not serious about his promises and obligations.

Also, don't be desperate to buy. It will cost you.

I don't know how it looks in Serbia but I know how it looks in Poland. So when you are buying property from a developer you have an official apartment/house handover. So basically you can go there for the first time and you can show every construction defect, and then you are both writing hand-over protocol. You have a document sign by a developer that the company will fix every construction defect e.g in 30 days. I have done this 2 times in my life and every time I hired an expert so he can go with me and check every single hole and scratch (last time he found around 20 minor construction defects, most of them like scratches on windows, doors).

But even after an official apartment/house handover most of the things in a property like doors, windows, walls, pipes, etc they have a warranty at a certain time. So please check if there are such possibilities in your case.

If the final contract isn't ready .. then do nothing for now.

Wait until all is ready, check if there's anything broken, scratched or something, and give them the list before the final sign..

But listen an advice from a guy, who got his apartment finished some months ago .. Prepare for a lot of things like this before you enter your apartment. Just don't rush, drink some whiskey and think about it calmly how to resolve it.
