I have a chiropractor website for sale for a keyword that gets approx 3000 searches per month on google.
It currently ranks on page 3 on Google.

How much is the site worth?

How many unique visitors has it received in the last month? How much revenue have you generated in the last 90 days from it? Screenshots would need to be posted for legitimacy reasons.

I have no idea about the traffic because I had set it up quickly some time ago with a template and left it there. I don't even have backlinks so I was surprised to see it at page #3. I got into CPA and thats what I'm currently doing. I don't want to go into offline business..
But you gave me an idea.. I will implement analytics and see what's going on exactly the upcoming days.

Install GA ASAP. Without traffic prove you cant get good money for it. Buyer wants to see traffic volume and sources.

How the site looks like?

In most of cases you the price could be doubled with a hour work on improving design.

I for one wouldn't install GA i would use something 3rd party like Piwik. What if you install GA, they get your accurate bounce rate, exit etc stats and then dump the site?

Thereare alot of things to look for to assess its price. You can use some sites that tell you an approx price after inputting your data in them.

I have heared that people calculate on Revenue basics suppose you are making
200$ a month
200$ *12 will be websites value that you will recieve lumsum
Rest depends on your data and what factors buyer has to consider
