I'm sick of renting a site to local business for $97 or $197 per month.
I'm wondering what business I can rent my site for $2,500 per month if the site is sitting in the top 3 of Google.

You do need to expand on what the website is about before anyone can recommend any sort of help.
If the website is bestdoctorintown.com a lawyer probably doesn't want it.

Pest control
Basement waterproofing
These niches command a healthy pay-per-lead
But getting 2500/mo will depend on how many leads your site can produce.
I have a system where I charge companies per lead. Working pretty nicely.

Hey Joe,
Try promoting sites in mortgages, debt consolidation and insurance. I know SEO's (my competitors) renting out sets of sites for approx 5k a month.

I'm in the same boat with one of my sites, I'm going to contact the people on bottom of page one and all of page two that are trying to target what I'm ranking for and see if I get any nibbles.

Find advertisers that are spending that much on Adwords and then create a site that receives traffic for those keywords organically.
For example I just found a plastic surgeon on semrush that spends over $50k/month on Adwords, so if I could rank a site for some of those terms I could calculate the cost to get that traffic from Adwords and offer them a discounted monthly rate.

You're all idiots, this guy comes here asking what business he can rent his site to for $2500 per month. If you need to ask people to find out what industry will pay big money to lease a site in the top 3 of Google, you shouldn't be leasing sites at all. It's very obvious what industries pay big money for advertising. But do you really think you can get a site ranked for multiple search terms when these guys are probably spending 10-20k a month on SEO? Also, you are much better off leasing multiple sites for low amounts of $$. Their are many reasons for this but I won't go into detail, because I can't be bothered.

Just because people are not as naive as you, does not mean they are idiots. Your entire logic here is flawed. The only apparent reason you are flaming the OP & people helping him, is because he has asked a question to which you believe the answer should be common sense (or a similarly ridiculous assumption).
With your logic, whenever someone in the forums asked a question to which another forum member knew the answer - they would get flamed. The forum would non-existent with such an attitude. If the world was made up of people with your logic, civilisation wouldn't have progressed anywhere.

But yeah, you must aim for businesses for which one lead is worth a lot. like lawyers, dentists, doctors etc.
I would rather go for the low hanging fruit myself. Especially if you're just getting started ...

It's better to have 10 clients paying you $500/month than 1 client paying you $5k. If managing 10 sites takes up too much of your time then you're doing the whole 'rent a site' model wrong. I prefer one-page lead generation sites to full 5-page sites because when you decide to scale up your operation there's less to maintain.

perhaps you should ask why you want to go from $200 to $2500 a month for a site? Of course I know the ultimate reason, less work with more pay but it's quite the leap in payout.
There are plenty of industries that will pay $1000 if you can bring in the traffic.
A better option might be to rank the site and sell leads, then you can charge whatever you want for each lead. $2500 /mo is very doable then. Take what is being said on here and "think outside the box" a little.

if your site is converting well, you should base your payment method around amount of leads instead of renting the entire website per month. This way, you are paid for your performance. If the site isn't performing/converting for the business, then you really can't be expected to earn $2500 a month for just renting the site.
value of lead x number of leads to local business = sites monthly revenue
The value of the lead obviously depends on the service. The more expensive the service, the more valuable the lead. This is why areas such as finance, medicine, and health do well - everyone needs them and they are profitable industries.
