Are there any lead generation rules for local leads?

Hey Guys,

I want to start collecting leads to sell to local merchants.

Seems like I read somewhere once that you can't generate leads for realtors due to some law against it.

They are allowed to pay for your service but not the individual leads. Is this correct?

I have done a search for lead generation laws and I just get lead generation company sites. In other words...a run around!

Do you know where I can find solid information on what is allowable and what isn't when it comes to lead generation?

I know there are several people on here who regularly sell leads to realtors. From what i know speaking to friends in the finance industry, its tough for them to buy financial leads if they are a financial advisor regulated by FINRA... but realtors, i'm not sure.
 
Realtors have some funky restrictions that differ from state to state. Just check w/ the realitors commity-thing in your state/city.
 
I've heard issues about being a non-owner and generating leads...

Example: Advertising a house for sale on craigslist (to generate buyer leads), but you don't own the house, and you're not a licensed realtor.
 
It varies from state to state, and it changes all the time. In my state a realtor cannot pay you a fee if the payment is contingent on the closing of the sale.

He/she CAN just flat-out pay you for a lead. It just can't be conditioned.

If you have such great leads that they will result in the sale or listing of a house, I'd give away a few to some realtors and let them see how they do. After one closes, you can agree on a rate. If the leads are that high quality they will call you begging for them. Seriously.

OTOH, if you think you're going to get a good chunk of a realtor's commission - THINK AGAIN! Most of them are literally starving if they're still sticking it out.

You might think along the lines of $100 per lead, but I don't know if that's worth your time.

Hey Guys,

Thank you all for your input!

I have been playing around with KWS for a couple of days and it is funny how many local businesses are losing money on their keywords.

Looks like some of them are just throwing stuff out there and hoping for the best.

Here is what I have in mind....

I am planning on building a few landing pages for various keywords in my area relating to dentist, realtors, restaurants, etc...and getting the opt ins.

As Robertoldelgato suggested, I will be giving a few of these away for free just to prove their worth.

At this stage, this is really more of trial and error project to see if it will fly.

We shall see where it goes.
