I've never been involved in selling on Flippa, nor flipping...
But I have looked, often, as a buyer.
These are a couple of things that jump out at me on your lisitng, other than what Luka's suggesting regarding the length (and, trust me, treat every word Luka writes as a pearl you find in the ocean, because they're worth at least that much, when it comes to Flippa knowledge!):
a) Your site appears to pass CopyScape, by showing no possible copies in the Flippa stats. However, you added "Content not Claimed to be Unique".
That statement puts buyers off, or leads them to think they could make their own equivalent, thus subtracting perceived value from your site...
b) Following on from a), and if you can't claim it's "Unique", why not tell buyers what you're using for content. I.e. is it an autoblog? have you written yourself? purchased content? scraping? At the same time, let them know how much work would be involved for them to continue updating with similar content, so it can preserve rankings and traffic into the future.
I do see you mentioned "One custom coded feature which makes it unique", but it might be wise to expand a little.
Please don't take any of this the wrong way, just trying to help out by offering ideas as seen from a buyer's perspective.
Before considering changing anything because of what I've said, hang fire for a bit and see if other members (maybe LukaB) chip in with their thoughts on these points.
