First, post so I thought I'd try to contribute!
I see many people here concentrating on CPA offers and Adsense. That's great, but for some easy work you can create pages that rank for local trades and businesses within geographic locations.
Eg "<suburb> locksmith"
Try to think of businesses that people won't already have a preferred vendor. Eg "<suburb> hair stylist" isn't very good because most people find their hair dresser/hair stylist via recommendation.
In terms of setting up a money site its not a very exciting keyword, but there are heaps of businesses that would be LOVE to be number one for these kinds of keywords (even just to boast to their industry friends sometimes!). Get a site ranking with a bit of a "your business here" message on the page and quickly hit the phone book for interested business owners. You can easily pull $500/month for a business to rank for easy keywords and more if you do a bit more work. You'll just need to be able to sell the sizzle.
You can build their site here (more money) or you can just forward the domain. If they pull out of the deal you just call up their competitors and offer to redirect it to them instead
